CITIZEN ALERT: Staff Recommends Denial for Large-Scale Carport Variances
- City planning staff is recommending the denial of two major variance requests involving carport encroachments into utility easements and front yard setbacks in the Serenity Springs and Jackson Estates subdivisions.
Upcoming Public Hearings
- Serenity Springs Subdivision: Shaddai Construction is seeking a variance for Lots 8-13, 17-23, and 29 to allow carport posts and overhangs to encroach into a 20-foot front yard setback and a 15-foot utility easement. The properties are located on W. Bliss Street and W. Brookside Street. Staff recommends denial.
- 1901 Elsham Avenue: Aaron Gonzalez, on behalf of Four More LLC, is requesting a variance to allow a carport to encroach over a 15-foot utility easement at the Jackson Estates Subdivision. Staff recommends denial.
Previous Meeting Actions (January 28, 2026)
- 1802 Black Stone Street: The board approved a variance for an existing detached accessory structure to encroach into the side yard setback and rear utility easement, conditioned upon a hold harmless agreement.
- 1002 S. Raul Longoria Rd: A variance was approved to allow a septic system instead of a mandatory sewer connection for a 1.09-acre tract.
- 4001 S. Veterans Boulevard: The board approved a variance for carport overhangs to encroach over a 15-foot front utility easement for Lots 1-31 of the Las Magnolias Subdivision, subject to a hold harmless agreement.
- Administrative: The board excused the absences of members Ruben Ruiz and Andrew Almaguer from the December 17, 2025, meeting.
