MERCEDES, Texas – A $52,896,005 investment in the Shops at Mercedes has been announced by the city of Mercedes and Merit Commercial Real Estate

The Shops at Mercedes will be located at the intersection of Expressway 83 and Mile 1 ½ East. Merit Commercial Real Estate, a Rio Grande Valley and San Antonio real estate firm, is leading the project. The chief executive officer of the real estate firm, Will Collins, said the shopping center would provide new shopping variety and generate more jobs for the community.

“We are excited to be part of the growth in Mercedes, and we appreciate the city’s support,” Collins said. “Shops at Mercedes will be more than 250,000 square feet at completion.”

During a Mercedes Economic Development Corporation press conference, President Marcos Garcia said the shopping center will include a dd’s DISCOUNTS, Ross, Boot Barn and a variety of restaurants. During the conference, Collins said the project has been in development for three years.

“This is a major investment for Merit Commercial Real Estate,” Collins said. “All of our most precious resources are timed. The amount of time we spend on these projects could be half a decade, so we have to choose where to spend that time.”

According to the press release, the project is expected to bring about $38,582,093 in sales tax and property revenue over the next ten years. Mercedes Mayor, Oscar D. Montoya, said the city is proud to be partnering with Merit Commercial Real Estate.

“This is a transformational moment for Mercedes,” Montoya said. “The shops at Mercedes not only enhance our retail offerings but also strengthen our economic foundation for years to come.”
