New industrial park to be built close to Anzalduas International Bridge

MISSION, Texas – Dirt and dust blew into the faces of those turning over the soil with their shovels at a groundbreaking ceremony for a new industrial park in Mission. 

Appearing on KURV Radio to talk about the project, Teclo Garcia, CEO of Mission Economic Development Corporation, joked that it represented the “taste of success.”

The event was staged by Mission-based Union Design Developers, which is planning to build a 145-acre industrial park on the land.

The land is located next to Military Road between South Conway Avenue and South Bryan Road in south Mission, about a mile from Anzaludas International Bridge.

Luis Rodrigo Castillo, owner of Union Design Developers, said approximately 6.3 million square feet of industrial land is set to be developed, with over 2.2 million square feet dedicated to industrial warehousing and manufacturing.

“We are incredibly proud to break ground on The Industrial Park at Anzalduas, ushering in a new era of progress and prosperity for Mission, Texas,” Castillo said. “This initiative reflects our unwavering dedication to the Rio Grande Valley’s economic well-being, paving the way for a future filled with boundless opportunities and growth for our community.”

Castillo added: “It’s not just erecting buildings. It’s also creating a legacy of growth and opportunity for Mission, Texas.”

Mission EDC’s Garcia said the timing of the development could not be better for three reasons. One, because of the impact near-shoring is having in Mexico, which means more international trade with the United States. Two, because there is not enough industrial space in the Rio Grande Valley. And three, because Anzalduas International Bridge will soon be able to take fully loaded trucks north and south bound.

“This area is really on the cusp of having some huge developments,” Garcia said. “The expansion of the international bridge is set to unlock a whole new realm of possibilities.”

Garcia went into greater detail on his LinkedIn page.

“The Anzalduas International Bridge did it again. Ground was broken on the new 145-acre Industrial Park at Anzalduas – barely a mile from the international crossing – with an eye on skyrocketing trade with Mexico via near-shoring and increased U.S. demand,” Garcia wrote.

“Union Design Developers plan on building at least 2.2 million square feet of logistics and warehousing space in the professionally landscaped complex. There is a pressing need for more leasable logistics space in the region with vacancy rates hovering around one and two percent. The bridge is expecting a few thousand trucks per day once it opens to commercial traffic late this year or early 2025.”

Garcia added: “It is the second major industrial park to break ground recently in Mission. Killam Development’s 175-acre Sharyland Business Park, next to the bridge, is nearly complete. The Castillo family should be commended and thanked for making such an important and strategic multi-million-dollar investment in Mission.”
