MISSION, Texas – Killam Development has been awarded CoStar Group’s 2025 “Lease of the Year” Impact Award for a project in Mission and McAllen.

Killam, a South Texas real estate company founded in 1920, won the award for bringing GDB International, a recycling company, into Mission, through the signing of a 64,539 square feet lease in the Sharyland Business Park in the Greater McAllen area.

“The lease of this space to GDB International is an example that companies offering environmental and sustainable services are viable businesses providing jobs to local economies,” said Tim Early, an award judge and associate professor in the College of Architecture at Texas A&M University.

CoStar Group says it is a “global leader in the digital transformation of the $300-plus trillion real estate industry.”

The group’s Impact Awards acknowledge real estate markets that have “significantly influenced neighborhoods or submarkets” across 129 varied markets.

“The CoStar Impact Awards recognize exemplary commercial real estate transactions and projects completed in 2025 that significantly influenced neighborhoods or submarkets across 129 major markets in the United States, Canada and the United Kingdom,” the CoStar website states.

“The annual CoStar Impact Awards celebrates commercial real estate professionals who have brought leadership, innovation and professionalism to their markets, by spotlighting commendable transactions and projects.”

The awards are sectioned off into five winning categories such as lease of the year, commercial development of the year, sale/acquisition of the year, redevelopment of the year and multifamily development of the year. Lisa Ruggles, senior vice president for global operations at CoStar Group, said she congratulates all the winners that were a part of the awards for their contributions to their communities.

“Each year, the CoStar Impact Awards celebrate commercial real estate professionals that are introducing innovative and transformative projects and transactions in the industry,” Ruggles said. “We received an incredible number of submissions this year and enlisted a diverse panel of judges across each market to identify the most impactful projects shaping the commercial real estate landscape.

According to an email sent by Killam Development, the team that worked in collaboration on the lease includes the company’s members: Susie Torres, leasing manager; David Ramirez, property manager; and Viridiana Suchil, real estate coordinator.

“We’re proud to provide the industrial space and support they need to grow in South Texas,” Torres said. “We look forward to supporting their goals and witnessing their positive impact on our community.”
